Everything under the floor

Four services, one trade. If the problem is in the footings, the bearers, the joists or the ground itself, it is work we do with our own crews rather than subcontract out.

  • 60+ years of family experience
  • Five crews, work starts sooner
  • We beat any written quote
  • House lifted clear on hydraulic jacks with new stumps being set underneath

    Restumping & reblocking

New stumps, floors back to level

We lift the house, pull out the failed timber stumps and set new concrete or galvanised steel stumps on properly compacted footings. Floors come back to level and stay there.

    • Concrete or galvanised steel stumps
    • Partial and full restumping
    • Floors surveyed and brought back to level
    More on restumping & reblocking
  • Freshly poured concrete underpinning pier in an open trench

    Underpinning

Footings taken down to stable ground

Where a brick or concrete footing has dropped, we excavate beneath it and pour new piers down to stable ground, transferring the load off the reactive clay that caused the movement.

    • Mass concrete piers to stable ground
    • Sequenced bays so the wall is always supported
    • Engineer designed, council permits arranged
    More on underpinning
  • New galvanised steel bearers and treated timber joists installed under a subfloor

    Subfloor rebuilds

    New bearers, joists and ventilation

Rotted bearers, sagging joists and bouncy floorboards usually mean the structure between the stumps and your floor has gone. We rebuild it in treated timber or steel.

    • Bearer and joist replacement
    • Treated timber or steel, sized to the span
    • Termite and borer damaged members removed
    More on subfloor rebuilds
  • Floor boards removed, exposing bare soil under a Victorian home

    Subfloor & pre-purchase inspections

A written report, not a sales pitch

Before you buy, or before you commit to work, we get under the house and write up what is actually there: stump condition, bearer and joist condition, moisture, ventilation and drainage.

    • Pre-purchase subfloor reports
    • Stump, bearer and joist condition recorded run by run
    • Moisture readings, ventilation and drainage assessment
More on subfloor & pre-purchase inspections
How it runs

From the first phone call to a level floor

  1. 01

    Free on-site inspection

We come to the property, get under the house where there is access, and tell you what we find. No charge and no obligation.

  2. 02

    Written quote

A fixed written quote with the scope spelled out, so you can compare it line for line against anyone else. We will beat any written quote you already hold.

  3. 03

    Permits and engineering

Restumping and underpinning need a building permit in Victoria, and underpinning needs engineering. We organise both so you are not chasing paperwork.

  4. 04

    Crew on site, house levelled

One of our five crews takes the job from start to finish. Most restumps run a week to a fortnight depending on size and access.

Get it looked at before it gets worse

A free on-site inspection, a fixed written quote, and we will beat any written quote you already hold from a licensed builder.
