Subfloor & pre-purchase inspections

Before you buy, or before you commit to work, we get under the house and write up what is actually there: stump condition, bearer and joist condition, moisture, ventilation and drainage.

Floor boards removed, exposing bare soil under a Victorian home

A standard pre-purchase building inspection often records the subfloor in one line. That line is not enough to price a repair or to negotiate on a property, because restumping a weatherboard cottage and underpinning a double brick house are different orders of money.

Our inspection is specific. We go under the house, record the stump type and the condition of each run, check bearers and joists for rot, termite and borer damage, take moisture readings, look at the ground levels and the damp course, and check whether the vents are doing anything. You get a written report with photographs and a scope of what the house needs now versus what it will need later.

This is also the honest starting point for anyone who has been handed a quote and is not sure about it. The report tells you what is there. If the work is not needed yet, the report says so, and that is a perfectly good outcome for an inspection.

Where we do this work

Nationwide Restumping covers every postcode in Victoria. Most of our work is Melbourne metro, but regional jobs are routine rather than an exception: Melbourne, Geelong, Ballarat, Bendigo, Shepparton, Mornington Peninsula, Gippsland and the towns between them. Regional travel is not loaded onto the quote as a premium.

Everything above is general. What your house needs is decided by what one of our crews finds under the floor, which is why the inspection comes before the number.
