Restumping & reblocking

We lift the house, pull out the failed timber stumps and set new concrete or galvanised steel stumps on properly compacted footings. Floors come back to level and stay there.

Restumping, also called reblocking, means replacing the stumps your house sits on. Most Victorian homes built before the 1970s sit on timber stumps set straight into the ground. Timber in contact with soil does not last forever. It takes up moisture, rots from the outside in, and eventually crushes under the weight it is carrying. The floor above it drops with it.

We jack the house up in stages so the frame is never twisted, remove the old stumps, dig and compact fresh footings, and set new stumps to a surveyed level. Concrete stumps suit most homes. Galvanised steel is the better answer where access is tight or the subfloor is shallow. Either way the house comes back down onto a level, engineered base.

Partial restumping makes sense when only one section has failed, which is common along a wet side of the house or under a bathroom. Full restumping is the right call once a majority of stumps are at end of life, because replacing half of them just moves the next problem a few years down the road. We tell you which one you are looking at after the inspection, not before.

Where we do this work

Nationwide Restumping covers every postcode in Victoria. Most of our work is Melbourne metro, but regional jobs are routine rather than an exception: Melbourne, Geelong, Ballarat, Bendigo, Shepparton, Mornington Peninsula, Gippsland and the towns between them. Regional travel is not loaded onto the quote as a premium.

Everything above is general. What your house needs is decided by what one of our crews finds under the floor, which is why the inspection comes before the number.
