Subfloor rebuilds

Rotted bearers, sagging joists and bouncy floorboards usually mean the structure between the stumps and your floor has gone. We rebuild it in treated timber or steel.

New galvanised steel bearers and treated timber joists installed under a subfloor

The stumps are only part of the structure. Sitting on top of them are bearers, and running across those are joists, and your floorboards sit on the joists. When a floor feels bouncy, drums underfoot, or dips in the middle of a room rather than at the edges, the problem is usually in that layer rather than in the stumps.

We replace failed bearers and joists in treated pine, hardwood or steel depending on the span and the conditions underneath. Where termite or borer damage is involved the affected members come out entirely. Where the span was always marginal, which is common in homes that have been extended, we add intermediate support rather than putting the same undersized timber back in.

A subfloor rebuild that ignores why the timber rotted will rot again. So the work includes the unglamorous part: clearing blocked vents, correcting ground levels that sit above the damp course, fixing drainage that discharges under the house, and making sure there is real cross-flow ventilation. That is what keeps the new structure dry.

Where we do this work

Nationwide Restumping covers every postcode in Victoria. Most of our work is Melbourne metro, but regional jobs are routine rather than an exception: Melbourne, Geelong, Ballarat, Bendigo, Shepparton, Mornington Peninsula, Gippsland and the towns between them. Regional travel is not loaded onto the quote as a premium.

Everything above is general. What your house needs is decided by what one of our crews finds under the floor, which is why the inspection comes before the number.
